    Quiet, 3 bedroom, well-insulated old home with detached 2-car, 2-story garage on 1.64 ac. Three (3) miles west of Philipsburg on Old Rt 322. Has a feel between country-cozy and a camp cabin. Natural Gas heat, hot water, and new top-end stove/oven. Water and sewer are municipal. Gas bill averaged $100 per month over a year. And water, electric, sewer, trash - typically run $200 per month. We're told it was built circa 1920 on a barn foundation. First wife hated the small kitchen (She wasn't wrong), and stove and fridge have now begun the migration into what was the dining room. I'm fond of the decent size garage and workshop above, and mud-room that used to be the laundry room. Far from a cookie-cutter home, seems everyone who sees it has different ideas on how to make it theirs. The things that come to mind are needing cosmetic work due to last occupants, a leak on enclosed porch that may not be repaired by time of sale, and renovations to bathroom, kitchen, bringing the laundry room back upstairs. Small portion of large yard is contained within a privacy fence (dog run), and hot tub can be functioning with some attention. With the work that needs done, it is still in livable condition and sold AS-IS. As for the neighbors, they are friendly if you are, and good people worth getting to know. Shared interests such as gardening, landscaping, ATV's, smoking/grilling and beer will be a good start! A pre-qualified or cash buyer will be given preference, but may consider making a lease-purchase agreement with a bona fide potential buyer able to verify sufficient income and references, and can show ability to do all premises up-keep and maintenance issues during the lease period. I'm happy to negotiate and work with buyer, buyer's chosen real estate agent, or buyer's chosen closing attorney, but any incurred costs besides my portion of transfer tax at closing will be buyer's responsibility.
