Newly renovated and furnished by a designer in Fall 2022, this apartment features a comfy queen bed with linens and a fully stocked kitchen. There is plenty of closet space, with additional storage available upon request. The apartment is situated in a safe and quiet neighborhood next to the park. Free street parking is available on the immediate block with a 2-hour limit from 8am-6pm Monday through Friday, but unlimited on nights, weekends, and holidays. Adjacent blocks offer unlimited free parking. A 90-day parking pass can be applied for to park in the 2-hour zone directly in front of the building without restrictions. Pet rent is $90 per dog per month, with a strict no cats policy. Additional pets or months will be collected off Airbnb via our Resident Center Portal. Damage or excessive cleaning charges due to pets will be charged to the guest. Pets are not allowed on furniture. The apartment is just 1 block from City Park and 5 minutes from Cheesman Park and the Botanic Gardens. It's 8 blocks to Sprouts Farmers Market and 8 minutes to Cherry Creek Shopping District. Downtown Denver, RiNo, and LoHi are 10 minutes away, while Red Rocks is 30 minutes and ski resorts are 1 hour and 30 minutes away. Nearby hospitals include St Joseph, Presbyterian St Luke's, and Rose, all within 5 minutes, and UC Health University of CO and Children's Hospital CO within 15 minutes. Check-out time is 10 AM, with a $50 fee for every additional 30 minutes if not adhered to, as the cleaning team is pre-scheduled and charges for wait time. All properties are non-smoking and non-vaping, with violation resulting in damage fees. Noise disturbances will result in a warning, with additional disturbances leading to eviction without refund. Guests are responsible for removing all personal property at check-out, with a minimum $50 fee for returning items left behind. No refunds or rent reductions will be made due to mechanical failures or malfunctions, interruptions of utilities, maintenance problems, or construction in the area. The host controls central heat from a single thermostat for the building's steam boiler system, while guests control window AC units and ceiling and tower fans. Shared, free laundry is available in the basement, and a propane grill is included. A lease agreement is required to be e-signed with all guests upon booking to confirm the stay. The apartment offers great work-from-home workspaces in the den, with fast internet at 300mbps download and 10mbps upload. A shared router may or may not be in-unit.
