This home was built in 2017 as part of the North Pointe Revitalization Project. Prior to this it's said that this was the site of a tavern and was surrounded by the infamous John Hanson and Taney Apartments otherwise known as the "projects". This is 2x6 wood stud construction giving deeper wall cavities and window sills, more insulation, better sound insulation, and more energy efficiency. The exterior is mostly brick with the exception of the back exterior wall being Hardiplank. The front porch roof is metal and the main roof is EPDM. The 2 zone HVAC system is such that it mixes internal and external air so that the air quality inside stays fresh. Immediately after moving in we added wainscotting to the dining room, walk in closets and a coat closet shoe rack by Closet America (Lifetime Warranty passes onto the next owner), and plantation shutters and roller blinds by Next Day Blinds (Lifetime Warranty on the product and 10 Yr Warranty on the install). All the furniture was bought specifically for this home locally through Dream House. In 11/2018 we added a 4.34 kilowatt rooftop photovoltaic solar system by Mountain View Solar consisting of 14 optimized Silfab 310 watt solar panels and a 4 1/2' x 10' Hardiplank shed by Kelly Moore SHEDS. On 1/25/2019 two 16" water mains broke in front of the house flooding the basement with ~8" of water. We hired professional crews to clean it up and then took the opportunity to improve a few things. We added a few outlets in the basement, added support to mount the TV, prepped electricals to easily run conduit out to the shed, installed a Murphy door in the utility room, upgraded the flooring to Cali Bamboo adding Fibaro smart flood water detection sensors under the floor, upgraded the bathroom vanity and mirror, and installed a battery backup for the sump pump. The aged city water mains that caused the damage were fully replaced by the city in November of 2020. On 9/18/2020 we installed a Moen Flo smart water shut-off. On 10/30/2020 we installed a whole home surge protector. On 11/6/2020 we upgraded the dishwasher to a Bosch 800 Series, Model #SHPM78Z55N. On 4/16/2020 we added to the rear entrance a custom built-in unit designed by Dream House and built by Paul Geiger. Paul used Maple, and 3/4" plywood for much of the construction. The interior drawers are finished with a unique Sycamore that Paull self sourced. It's finished with a white semi-gloss and catalyzed lacquer. In October of 2021 we added another built-in designed by Dream House and built by Paul Geiger to the basement (north wall at the bottom of the steps). Paul used Maple, and 3/4" plywood for much of the construction. It's finished with a white semi-gloss and catalyzed lacquer. In August of 2022 Poole's Stone and Garden finished a major yard renovation. In addition to what is seen on the plans we roughed in conduit for solar vehicle charging, added an automated drip irrigation system, and replaced the dirt throughout the entire yard. A year later the yard was finished with the installation of a Home Flex car charger by ChargePoint, 2 umbrellas, and furniture. Scott Mercer did all the electrical work post construction including the car charger install. The homeowners installed the umbrellas in 400 lbs of concrete 12" below ground. The umbrellas and all patio furniture came from Pools, Patios, and Porches locally. The umbrellas are 11" cantilevers by Treasure Garden and utilize sunbrella fabric. The patio furniture is all Breezesta.
