NATURE LOVERS, BOATING KAYAKING PARADISE: My home sits on the narrowest section of the Evergreen Point Road peninsula, (approx 400' wide at my house) the towns boat moorings are directly across the street. (see your boat from your own picture window) You can launch a boat at the municipal wharf and boat ramp 1/2 mile away on the same street. I keep my boat behind my house in the Tide Mill Creek, I can be off for a boat ride within 3-4 mins after leaving my kitchen, but you can also moor your boat at towns moorings for free, you'll just have to put a mooring in at your own expense, but no permits are needed, yet. It's just a 3-4 minute walk back to my house from the moorings. This is a great place for fishing, kayaking, boating, bird watching. Lots of eagles loons etc etc etc. The Roque Island archipelago with it's famous mile long white sand beaches is just minutes away by boat, the Roque Bluffs State Park is just a 5 min drive. You can hear the distant fog horn from the Libby Island lighthouse, you can even walk to an island from my home at low tide. Fresh lobsters and clams go by my home nearly everyday, seafood doesn't get any fresher than that! You can even get a recreational lobster license and set off 5 lobster traps to catch your own lobsters, you can also get a recreational clam license and dig your own clams right on your own property. PROTECTED PROPERTY: The Tide Mill Creek and much of the surrounding properties are protected from development, the entire creek is in a resource protection zone to assure that it will never be developed. It's just a 2 minute walk from my home through the woods to the creek, that's where I keep my boat, the paths take you under a canopy of large maple, birch and spruce trees, there are many different varieties of ferns everywhere. My deed also includes the inter-tidal zone, a very important consideration when purchasing waterfront. It's a beautiful, peaceful place... EXTREMELY WELL BUILT HOME: Built in 2002, 24' by 30', 2" by 6" construction, 1 bedroom, 1 bath, utility room with a open living room/kitchen combination. You could easily build out and/or up and have a full 2nd floor added, a 1000 gal septic tank with a large leach bed can handle 180 gallons per day, (3-4 bedrooms)... All windows are Andersen Low-E casements and double hung with screens. I've been living comfortably in the house since 2002 but the interior is not completely finished. The plumbing is complete except for the radiant heat, boiler etc, it has a washer and dryer hookup, a PVC pipe with end caps goes through the utility room wall allowing you to drain the hot water heater and tank outside, there's a floor drain in the utility room and an outside freeze proof faucet. All interior electrical is complete except for fixtures, done by a reputable licensed electrician here in Jonesboro. There's lots of storage space in the attic... I have 2 wells, a 200' drilled well which is salt water, (common along the coast of Maine), the submersible pump is installed, I abandoned the salt well and dug a ground water well (rainwater) approx 12' deep using cement tiles and sand, it has never gone dry in the 13 years that I've lived here. I don't drink the water but use it for everything else, it would be easy to desalinate or purify either well with the systems available today. HEATING: I primarily heat the house with 1.5+/- cords of wood per year using a small Jotul #602 wood stove which keeps the place 70-75 degrees all winter long. The slab is insulated, I also installed 1" PEKS tubing for radiant floor heat but there's no boiler etc. I heat my water with an electric hot water heater, my elec bill is usually $35 monthly. I also have a vented wall mounted 35,000 BTU Empire forced hot air propane furnace w/blower which will heat the house for approx $125-150 +/- monthly during winter months. It will also heat the house if the power goes out. The furnace has never given me a bit of trouble.
