We do not run your credit to pre-screen you. We get hundreds of calls when we list a rental. We must pre-screen you in order to select the applicants that we can work with, before we to show you the house. You do not have to put your social security numbers and bank account numbers on your pre-screening application, since we will not be running your credit up front. If you are selected we will schedule an appointment for you to view the house, prior to charging you $30.00 per adult and putting you through the full screening process. We will be selecting "the best overall qualified". We do not always select the highest credit score, sometimes we select an application because they have a good job history or good rental history. Our guidelines are: your income, (for household, we need one application per adult), should be at least 3 times the rent, (gross income, before taxes), and we must be able to verify this. We will also be looking carefully at your rental history and/or house payment history. You are welcome to write a letter of explanation of your circumstances, or an introduction letter telling us about your family.
