    Thanks for your interest in purchasing what is formerly known as The Hendriex Homestead. It recently appraised at $112,000, and I am asking $102,000 for it. Price is firm, house and property is "as is" and I will make no improvements to it before selling. I am pricing it low enough that whoever buys this pretty old house, will still have loanability or cash on hand to be able to put a little more in to her to make her all she needs to be for her new owners. All of the equipment in the garage and barn for maintaining the property will stay with the property. You have an opportunity to live a country life, have a couple of horses if you wish, and everything is already available there for to you to start immediately. There are a few outbuildings, plenty of room to build another big one, and to even have a garden, too. The house is around 90 years old, and sits on almost three acres. It is surrounded by 100's of acres of wooded- and pasture-land. The closest house is nearly a mile in any direction. The property is 7.5 miles west of Hwy 81 on Elk Avenue, in the Empire School District. It has 10 minute access to Downtown Duncan, and 25 minute access to downtown Lawton. It is well insulated, and has a foot or so of blown in fiberglass in the attic space. The house is 1,563 sq ft., according to the appraisal I just did. My Cotton Electric power bill did not exceed $140 on the hottest month of the year this year, and routinely runs under $100/month. It has CH&A, and propane-fueled furnace, water heater and dryer. All the appliances can stay with the house, if you need them. None of them are fancy, but everything works for me. It has three good sized bedrooms, a huge fireplace in the living room, two full baths, walk in closet in the master bedroom, high ceilings, lots of cabinet and closet space throughout. The "big" bathroom contains a cast-iron clawfoot bathtub from 1920. It has one of the best porches in Stephens County. I'll even throw in the raccoons that live in the tree out front (and eat out of my hand), for free. This home was a dream of mine. I wanted horses all my life, and had them for 14 of the 18 years I've lived there. After a bad wreck in May 2013, I gave myself a year to determine if I was physically able to maintain the property in spite of my injuries. This summer proved to me I now need to manage something smaller and easier. The injuries to my back and knee will not allow riding or caring for horses any longer. Cutting nearly three acres on a riding mower is too much for my back now, also. It is time for the dream to be passed on to someone else. This peaceful property has much to offer someone who wants to throw love into their home. It gives lots of love back. This Homestead is not new, but she is quaint. She is perfectly suited for a young couple with a dog or child who wants to be settle into a place that will accommodate growth in their family, a couple with an empty nest that wants to adopt a property as their new "baby", a single guy with a horse or two and thoughts of a family someday, or anyone with a loving, hands-on approach, who is looking for a simple, laid-back, quiet lifestyle and SPACE to breathe.
