The three bedrooms are spacious and receive outdoor lighting. The rooms have a mix of hardwood floors and carpeting. The kitchen is small, but with adequate space for preparing meals. The living room doubles as a primary eating area and common room. The backyard is very large with a paved driveway to rear. The two units are connected by a closed off internal stair way which serves as a storage area for the upstairs unit. The upstairs unit gets lots of wonderful sunshine. The house comes with a friendly and playful German Shorthair Pointer. Within close walking distance are numerous trails which lead to Claremont Canyon and beyond. We frequently barbecue during the Spring, Summer, and Fall. The unit is ideal for a family with young children, or young professionals sharing life's adventures in the Bay Area, students have also lived here. With respect to student groups in particular, there have been several inquiries about the number of individuals that might be accommodated. In response, let me suggest that 3 or 4 individuals would be an ideal size. Over 4, it's going to be crowded, and 5 is maybe manageable. Given the extra wear and tear, I would add $500 person at 5 individuals, and discourage more than 5. Owner pays for trash, sewer, water. Tenants are responsible for gas and electricity which are shared but divided by use (gas is variable, electricity is $85/month. Broad band internet is included in the rental price under the current scheme.
