About us: Both my husband and I work in healthcare and own/operate 2 rental properties. Our goal is to provide comfortable, clean and stress free housing. We work hard to maintain them while working full time jobs. Our only request is that you take care of the home as if it was your own. Whether you're a native or new to the area, please free to ask questions like where to eat (we love food) or fun things to do. We'd be happy to share some of our favorites.
Park: There is a small community playground in the subdivision as well as a large park just a couple minutes further south on Holcomb called Simplot Sports Complex. A quick google maps search will get you there. If you're into hiking like we are, there are endless trails in the foothills or along the greenbelt.
Application process: Click apply now link. Pay the $29 application fee which includes a background and credit check (this is a one time fee good for 30 days, so if you've already applied for other properties on Zillow, you won't have to pay it again). Complete the rental application and submit. Once reviewed, we will get back to you as soon as possible.
Utility companies: Water - Suez. Gas - Intermountain Gas. Electricity - Idaho Power. Sewer/trash/recycling - Boise City Utility. Cable - Sparklight (recommended)
Insurance: It is required to purchase a renters insurance plan. These plans usually cost around $10/mo (check with your insurance company, we use Dwayne Ellis at American Family Insurance) and will cover you for the unlikely and unexpected.
Rent adjustments: Each year we make an assessment based on market conditions and will notify you at least 30 days prior to the lease expiration if there will be a change in the monthly rent for a lease renewal.
Payment: Electronic payment ie PayPal, Zelle, Apple Pay are preferred forms of payment for their ease of use and tracking. If you are not familiar with these or would prefer an alternative form of payment, we will be happy to discuss that with you.
Lease agreement: Typically are a minimum of 12 months. A copy of the agreement can be provided upon request if you would like to review it.
Problems or things breaking: Notify us as soon as you become aware of them and we will have it addressed immediately. We know how inconvenient it is when things break or stop working so we try really hard to remedy them as quickly as possible.
Owner pays for water. Small/medium dogs allowed with additional no refundable $250/pet deposit. Max of 2 pets.
