Eviction: We truly hope it doesn't come to that; however, violation of property rules or lack of rent payment within 7 days of the due date will result in a 30 day eviction notice. Any items not removed by the end of business on the 30th day will be removed and discarded by the landlord. If eviction notice is served, security deposits will be considered forfeited unless all tenant items are removed from the premises and no damage is discovered. Requirements: 1. First month's rent and security deposit(s) are due at time of lease agreement. 2. Tennant(s) must be judgement free of any eviction or foreclosure proceedings and provide proof of such from their credit report. 3. Tennant(s) must be able to provide solid proof of income equivalent to two and a half times the monthly rent unless rent is being paid directly to the landlord from an insurance company. 4. Any damage caused by tenant must be reported within 24 hours of damage and allow landlord to inspect said damage within 7 days. 5. Anything in need of repair must be brought to the landlord's attention immediately and will be fixed by the landlord within 48 hours when possible. 6. Renter's insurance is required for the protection of tenant personal belongings. 7. Provide at least two or more references of someone you have rented from in the past. 8. Invite landlord to come see where you are living now. Rules: 1. No illegal substances of any kind will be permitted at any time. 2. No smoking inside the house. 3. No subleasing allowed. 4. No unauthorized occupants. Anyone over the age of 18 that will be living at the property for more than three days must meet the requirements and abide by the rules too. They must also be added to the responsibility of the lease.
