All fixtures and window coverings in the unit at the date of the lease are the responsibility of the tenant, who agrees to keep them in good state of repair and/or replaced if damaged/destroyed. Fireplace must not be used for purposes other than decoration. Tenant must notify landlord immediately of any time sensitive issues such as water leaks. Regardless of assignment of responsibility, the tenant agrees to be responsible for all minor repairs. The landlord shall have the right to enter upon the premises at any reasonable time for inspection, to show the premises to prospective buyers or tenants or have repairs made as needed. Tenant listed above agrees and acknowledges that additional tenants not mentioned in this contract may reside on premises only at the discretion of the landlord. Tenant listed above will be notified by landlord if additional tenants will be residing on the premises. Additional tenants will require a similar written agreement with the landlord.
