.69 acre Lot in Calaveras County with Moran Creek running thru it! Located at approximately the 3700' elevation. Heavily wooded with pine, fir, cedar; as well as the dogwoods which make for a beautiful bloom in the spring and nice fall colors! Located within the homeowners association of Fly In Acres (http://www.flyinacreshoa.com/members_infomation) which includes access to a swimming lake about 2 miles upstream. Annual HOA fee is $100. Annual property taxes are approximately $408. Property is accessed via an unrecorded easement which existed prior to 1978 when I bought the property. There has never been any issue with this access, it's an 80 acre parcel that belonged to the USFS in '78, and then traded to a timber company in the early '80's. It currently is owned by Sierra Pacific Industries. It is too close to the creek for them to be able to log it. We have never been contacted by any owner of this unrecorded easement in 30+ years. This short dirt driveway leads to a 4' wide footbridge which takes you over the creek (where small fish and crawdads live) to the actual lot about 20 feet after you leave the bridge. There used to be a house here but now only a 32' x 16' footing and old septic system are buried here. The 850 sq ft cabin was destroyed when a tree fell through it 2 years ago. There was power, phone, and cable here prior to the tree fall. Water was pumped water out of the creek with an electric pump. I don't know if the county would allow the old septic or not. The lot corners have been marked. I believe that you could rebuild here if you were willing to jump through all of Calaveras County's hoops. On the other hand, it could be a great camping spot for someone!
