Quiet, comfortable, smoke free, 2 bedroom, 2 bath home in the sunny SW Gulf coast of Florida in Venice offers a welcome escape from northern winters. Each bedroom has a full private bathroom. There is also a Florida room and an all season enclosed/screened sun room. Several beautiful beaches (including a dog beach and park) are minutes away. The back yard is privacy fenced and there is a single car garage with a Genie garage door opener. Non-smokers Only. Minimum stay is 3 months. A contract, that protects both owner and renter, must be signed by all adult persons 18 and older occupying the property with the exception of guests. Guests are limited to a 2 week stay each. Guests staying longer than 2 weeks must also sign the contract. Pets must be approved by the owner. Quiet, well-behaved pets will be approved. Limit: 2 small dogs under 40 lbs or 1 large dog under 75 lbs. Exceptions may be made for especially well-mannered and trained dogs. There are no limitations for service dogs. We will also accept up to 2 docile indoor cats. Renters will be responsible for the cost of removing stains, odors and/or flea or tick infestations caused by pets. We reserve the right to limit the number and size of the pets we will accept. Dogs must be vaccinated against rabies plus distemper, hepatitis and parvovirus within the last 3 years (or have been tittered to prove immunity). Pets must arrive free of internal or external parasites. We recommend that dogs be on heartworm preventative medication before arriving in Florida. Amenities include a complete kitchen with all cooking utensils, dishes, flatware, linens, microwave, stove, oven, refrigerator, coffeemaker, toaster, blender, other small appliances and a dishwasher. A separate dining area allows for formal or casual dining. The living area features leather seating. A large HD TV with an internet connected Blue-ray DVD player is in the master bedroom. Upgrades to the TV satellite package are available at actual cost. A king size bed and two twin beds accommodate up to 4 persons. The sofa in the living room also folds out to make a queen bed. All utilities are included. Electric usage is limited to $100 average per month. Electric usage rarely exceeds this amount in the winter because we have solar hot water, a new A/C system and extra ceiling insulation. The telephone includes local and USA long distance service. High speed wireless internet is included. You can use our router to connect your own wireless laptop computer and/or phone to our network. There is also a washer, dryer, 5 ceiling fans and A/C. We are offering a 3 month rental for $7200, 2018 winter season.
