1. After 10 days of move in, the followings are Tenant's responsibilities: replacement of light bulbs, water filter, AC filter, furnace filter, batteries for smoke detector !
2. Tenant understand all keys/remotes are not re-keyed / re-programmed. If Tenant decide to re-key, preapproval is required and a set of new keys must be remitted to the management company.
3. Tenant must purchase Renter's Insurance Policy. Landlord is not responsible for any losses or damages caused by any manners to Tenant's personal properties.
4. The plumbing clog caused by Tenant's neglect and its related damage will be paid by Tenant.
5. Any business use of the property is strictly prohibited.
6. Tenant is responsible to pay for pest control after 30 days move in.
7. No more than 2 small dogs are allowed on property at a given time! $500 pet fee will be collected at time of signing!
8. Unless approved by Property Manage/owners, Tenants shall not conduct repairs and deduct the cost from the rent. With approved repair, all invoice/receipt must be submitted to be considered rent deduction.
9. Property Manager/owners reserves the right to do routinely interior inspections with a 24 hours advanced notice.
10. Tenant shall be responsible for the first $100 of any and each separate service call, maintenance, repair, trip charge and/or vendor fees, regardless of the cause or if a code violation.
11. Property is leased as is (no painting, change the carpet or change a fence door, etc. will be granted unless approved before signing Lease).
12. Within 30 days of termination of tenancy, Tenant agreed to cooperate with any showings to lease or sales of property.
13. This lease agreement is not constructed to be automatically renewed at the end of the term for which drawn, however, the intent to renew this agreement by the Tenant(s) will be assumed. All parties will need to sign a new agreement in order to activate a renewal term. If Tenants) intends to vacate the Premises at the end of the lease term, Tenants) must give at least sixty (60) days' written notice prior to the end of this lease.
14. The following items of personal property are included in the Premises without warranty and Housing Provider will not maintain, repair or replace them: Washer and Dryer
Renter is responsible for all utilities . Renters are responsible for notifying owners of any issues ! No smoking allowed anywhere on property at anytime!!Small pets (up to 15pounds) permitted. No more than 2! No sublease, must disclose all persons that are going to live at property!
