The condo is a 1 mile drive to route 20, 1 mile to the mass pike, and is close by to Quinsigamond Lake park, many restaurants, gyms, and grocery stores. The owner is currently trying to sell most of the first floor furniture. Should the tenant be interested in having these kept at the condo, please inquire and details can be discussed. 1. Renter is responsible for electric and internet bill. 2. No smoking in the condo. 3. The complex is pet friendly and pets are allowed. Please keep in mind the condo is best for cats and smaller dogs 40 pounds or less. 4.Renters will be held responsible for any pet damage or accidental damage in general. All cleaning and damage costs will come out of the security deposit as necessary. 5. Trash removal-there is a dumpster in the center of the complex, which is serviced once a week. Please bring your trash and recyclables to the dumpster as necessary 6. Snow removal-Landlord will provide notice of the dates and times for which snow removal activities are scheduled. Resident is responsible for moving their vehicles during this time. Please note, cars may be towed if resident is not at home and the association is unable to get a hold of you. 7.There are two parking spots available for each unit. 8.The full rent is payable without demand on or before the first of each and every month. Rent shall be paid preferably via electronic payment under the (Paypal) account. 9. A fee of $35 will be assessed for ANY rent over thirty (30) days late. 10. Any payment made to the Landlord by anyone other than an Occupant named herein DOES NOT establish a tenancy for that person and is accepted on behalf of the named Resident identified in this agreement. 11. Resident will reimburse Landlord for any bank fees associated with a payment returned for insufficient funds. 12. Last month's rent of $2100 and Security Deposit of $2100, will be collected at or before the start of the term and will be held by the Landlord and maintained in accordance with Massachusetts General Laws. A receipt for each deposit can be provided as part of this agreement. 13. Lease can be month to month or for one year, based on tenant's preference. 14. Residents agree that they are renting the premises together and yet each will be responsible for the full amount of rent regardless of whether any other Resident within the household should fail to contribute their fair share. 15. During the heating season, Resident shall maintain the heat at a minimum of 55 degrees F, even if the Resident will be absent from the premises for any period of time.
