Situated on the other side of Hoosier Pass from Breckenridge, this home provides you with thoughtful additions like heated floors and a classic gas stove while sitting a mere 30 minutes from some of the state's best skiing. In the summer, experience some of Colorado's best fly fishing nearby, then head to South Park Saloon for a drink to celebrate your catch. We are looking for seasonal renters who want to have a place near Breckenridge ski area in the winter. We are willing to rent from 1-6 month durations. However, we are not renting during the month of July. We will negotiate the lease terms and required fees depending on how long you are leasing. HOUSE RULES: - No smoking - No pets - we CANNOT allow dogs due to allergies that are a health risk to the home owners. - No parties or large gatherings - Important!! No Bonfires. Due to severe fires and drought conditions in recent years, open pit fires are not permitted at short term rental properties in Park County, CO. This is a zero tolerance law that is enforced by the County Sheriff. There are serious fines and consequences if you violate the rules and regulations. If you are caught having a bonfire, the fines begin at $500 and become very severe if you start a forest fire (including arson charges). I apologize for the inconvenience but this is out of my control and we must abide by the laws that are in effect. - Must be at least 25 years old to book - Additional fees and taxes may apply - Photo ID may be required upon check-in - NOTE: 4-wheel drive or all-wheel drive is highly recommended in the winter months to access the property ADDITIONAL NOTES: - Property Manager will do a monthly walkthrough to ensure that the home is maintained well and to ensure that there are NO PETS. - Your cell phone will only work if you enable Wi-Fi Calling (Settings Cellular Wi-Fi Calling turn on). Important - you must turn this feature on BEFORE you arrive at the house when you have a wireless connection - The house is not toddler/infant proofed and we don't have infant supplies (i.e. crib, monitors, etc) but feel free to bring your own supplies! Tenant is responsible for: - House cleaning and routine maintenance and repairs. - Trash disposal in large trash bin that we share with a neighbor (5 min from house) - Gas / Heating bill in the winter (tenant is responsible for up to $1000 per month; we will pay anything over $1000; the bill is typically $1300-$1500 these days LGB). - Snow shoveling to clear walkways and back patio if desired - Bottled water delivery Landlord will cover: - Electric - Internet / wireless - Trash fees - Snow plowing
