Please be aware of and accept the following requirements necessary for renting the house: each adult tenant must complete application with background checks at a cost of $29 through Zillow.com -background checks includes criminal, eviction, credit, landlord reference, residential history, employment history, and proof of salary -there is a limit of two pets and the one time pet fee is $250 per animal -first month rent and secuity deposit due at lease signing and must be paid in cash/cashiers check/money order/electronically -you are not allowed to install sattellites at the property for tv or internet services -dogs cannot be put out on chains at anytime -property inspecions are conducted periodically during your tenancy -all adults must submit driver's license at lease signing -cars are not allowed to be parked on the grass or in the street -yard must be kept clean, cut, and raked -total monthly household income must be three times more than monthly rent -tenants cannot have an excessive amount of debt payments listed on credit report -must move in within the next 30 days or sooner -there is no smoking allowed inside the house or garage. -The tenant must have a bank account with which to make rent payments electronically -limit 4 person occupancy -water included -must maintain a wastewater use level of fewer than 6000 gallons per month due to field line limits -must flush ridex packet once monthly, -tenants are responsible for yard upkeep. All leaves must be removed from the yard at the end of each fall season. Kudzu must be continuously removed from the fence and grass must be cut in all areas inside and outside of the fence.
