    Beautiful and secluded home right on Reilly Lake with 6.5 wooded acres, a guest house and sauna. Furnished. Modern Northwoods feel and newly remodeled bathroom. Spacious new refrigerator plus mini fridge and freezer in the kitchen island. Cozy new and efficient wood stove and in-floor radiant heat. 2 cast iron claw foot bathtubs with one setup on the porch outside. The large screened-in front porch overlooks the lake facing west and pond to the southeast. Access to two additional lakes from Reilly Lake with boat ramp and public beach down the road. Snowmobile/ATV trails, great for hiking, cross country skiing, ice fishing, dark house spear fishing, snowshoeing and biking. Westward views across the lake toward undeveloped public land for incredible sunsets. Great bass and pike lake. Just 20 minutes to down-town Grand Rapids 10 minutes to Bovey/Coleraine or 35 minutes to Hibbing. Lease terms: Up to 3 occupants, or a family of four. 1-year lease. Renter responsible for utilities. Renter should be comfortable or excited to learn to use a wood stove during parts of the winter and managing wood supply. We will help and will share cost of wood. We have 1-2 cords of well seasoned oak split for next year. It takes about 4 cords of wood to heat during the winter if heating primarily with the wood stove. If the occupant relies more on the electric heat, less than 2 cords of wood are needed. Renter responsible for reasonable yard and driveway maintenance, including snow removal. An excellent caretaker lives nearby who plows the driveway in the winter if Taconite program isn't running. Annual plowing costs $300-$500. The guest house is an excellent space for a home office and hosting. It is not meant as a primary residence, however. Inadequate heating limits the long-term usability of guest house as a primary residence. The current wood stove in the guest house may be used along with electric heat to bring the upstairs to comfortable temps in the coldest parts of winter. However, the wood stove requires considerable attention to maintain temperature. It is not recommended for continuous heat overnight for more than a few nights at a time. Daytime use of the guest house during the coldest times of the year is more manageable and quite cozy. We ask that we can reserve the use of the guest house up to 3 weekends or 14 days per year and would give a minimum 4-weeks notice to try and find a time that works for everyone. There is opportunity for the tenant to manage a short term rental of the guest house and split the revenue and receive any cleaning fees. Please reach out to us if you have questions. Air source heat pumps are purchased and will be installed for air-conditioning by July 1, 2023 in the main house. 2022 average monthly electric bill: $260 (varies dramatically between summer/winter and depending on how much tenant uses the wood stove for heat or heats the guest house). 2022 average monthly propane cost: $10 Paul Bunyan Fiber internet cost/month: $65 There is a transfer station 5 minutes away, or renter may contact waste management to arrange trash and recycling pickup. Pet's okay with a $300 one time fee.
