    Offering a pristine building site with Catskill Mountain views. Situated south of the Ashokan Reservoir with road access from Lower Sahler Mill Road just across from the bucolic setting of the actual mill. This 43+/- acre site is on 3 parcels as described below. The owners once had plans to build atop of the tall hill with views of mountains in the western horizon. A large area, approximately one acre, was cleared for a home site. You will see a green shed at the top and this is a good spot to park in front of. Central Hudson power lines were buried and the connection for the meter sits just behind the shed. A perc test was done but has since expired (see docs). Neighboring properties have had good success with wells and septic systems. In addition to the building site, there is a cleared circular path at the top, easily walkable on a clear day with no snow. This gives a good idea of a potential additional building area. A nearby development with $1M homes is located on Mill Rock Road in Accord just a short distance away. A few of the properties at the top of Mill Rock actually abut the land described in this listing This should give a good idea of what some of the views and elevations are like and quality of homes in the area. There is a small portion of land at the top left corner of the parcel that are wetlands. (See map in associated docs.) This will restrict a small area for building, however it adds a tremendous amount of biodiversity. It is a magical spot on the upper reaches of the parcel. The neighbors driveway may be used to access the property up to the fork where the seller has his own gravel driveway. You will see a Berkshire Hathaway Hudson Valley Property sign on the left where the road splits. Take the left path to reach the property and building site. Please do not drive up to the neighbors house on the right. The neighbor's driveway does not convey with the property and the neighbor has a small easement for the portions that cross into the property. The seller has plans to put in his own roughed in driveway from the existing entry point of Lower Sahler Mill Road connecting with the existing driveway at the fork providing access entirely within the property. The upper portion of the road has well implemented underlayment with drainage and gravel on top. The location is close to the towns of Stone Ridge, High Falls, New Paltz and within 30 minutes of Woodstock and Phoenicia. Access to skiing at Belleayre & Hunter is nearby. The Ashokan Rail Trail provides miles of walking paths. Nature-lovers will enjoy hiking the nearby mountain ranges, Mohonk, Shawangunk, Slide and so much more.
