Home Care
Tenant will not change the interior or paint without written consent of the management. Tenant is responsible for damage to plumbing, electrical system, sewer stoppage and broken glass which is caused by carelessness. Tenant is responsible for any damage to premises and furnishings EXCEPT ORDINARY WEAR AND TEAR. Lessee SPECIFICALLY AGREES that no tacks, nails, pins or screws will be driven into the woodwork or walls and nothing will be taped or glued to the walls, woodwork or furnishings. Any alterations or installations will be done only by the manager and recorded on the lease.
No waterbeds or chairs are permitted on the premises.
Tenant is responsible for lawn care and snow removal responsibilities, including but not limited to mowing the lawn, trimming hedges, removing weeds, and maintaining flower beds and other landscaping features. The tenant must ensure that the lawn and garden areas are kept in good condition, free from overgrowth and invasive plants.

Smoking and Illegal Drugs Policy
Smoking is strictly prohibited inside the home, including but not limited to cigarettes, cigars, pipes, or any other form of smoking products. All indoor areas, including individual rooms and common spaces within the property, must remain smoke-free.
Tenant can smoke outside and away from the home, use ashtrays, and dispose of materials responsibly.
Tenant and guests must follow the indoor smoking prohibition.
Violation may result in fines or eviction, as outlined in the lease.
The use, possession, sale, or distribution of illegal drugs within the property is strictly prohibited. Any involvement with illegal drugs will lead to serious consequences, including lease termination and law enforcement.
Smoking and Illegal Drugs Policy are in effect 24/7.
Tenant are responsible for ensuring guests comply.
Damages from policy violations are the tenant's financial responsibility.
Pets

Repairs
Tenant is not authorized to conduct or negotiate for any repairs on the premises.
Emergency
Lessee agrees to notify Lessor immediately of any emergency plumbing, electrical, fire or safety condition that may need immediate attention to safeguard life or property.
Entry
Lessor, his agent or repairman may enter said premises courteously at any reasonable time with notice, with pass key or otherwise to examine same, exhibit same, or make needed repairs to said premises. Notice need not be given in the event of an emergency or if it is impracticable to give notice of intent to enter. Lessee shall promptly notify the owner or his agent, in writing, of need for repairs. Such notice shall be deemed an authorization by Lessee for Lessor to enter the premises.
Acceptance
Said home is accepted in good condition, provided, however, that Lessee shall submit a written statement of any objections to the manager within 72 hours after taking possession.
Personal property
All personal property placed in the home, or in any storage area in the building, shall be at the risk of the Tenant.

Rules
Lessee agrees that the application completed and all Rules and Regulations, the receipt by Lessee is hereby acknowledged, shall have the same force and effect as covenants of this lease, and Lessee covenants the he, she, his and her and their guests will observe all such Rules and Regulations.
Default
In case any rent or charges shall be due and unpaid, or if default shall be made in any of the covenants herein contained, Rules and Regulations, or if representations in rental application be false, or if said premises shall be abandoned, deserted or vacated or if in the sole opinion of the Lessor the Lessee disturbs the peaceable possession of other building or buildings occupants or uses the premises in any objectionable manner, or harbors any pets or animals, then it shall be lawful for Lessor, his agent, employees, attorneys, successor or assigns to declare an end to the lease and term to proceed pursuant to the provisions of the Ohio Revised Code, to repossess the said premises and to remove and put out Lessee and each and every occupant and upon such re-entry this lease shall terminate, except Lessee shall be liable in damages sustained by Lessor, including rent to end of term and including reasonable attorney fees as the Lessor may incur.
In the event Lessee vacates the premises prior to the expiration of the lease term, in addition to other remedies due Lessor, the security deposit shall be used by Lessor to cover replacement of keys, damage to the premises, including cleaning and restoration of premises for another resident, unpaid rent to the end of the term or until another occupant is secured and the costs necessary or incidental to secure a new occupant for the premises. If damages, charges, and unpaid rent exceed the security deposit, Lessee agrees to pay said amount and pay for reasonable attorney fees to collect said amount.
Deposit Refund
The security deposit will be refunded within 30 days from expiration of the term of this lease when the following conditions are met;
All terms and conditions of this agreement are met and the final month's rent is paid.
Upon vacating, an inspection shows the premises to be clean and in good order and all keys returned; if the home is not clean when vacated, a CLEANING CHARGE is assessed at the rate of $150.00/hour. Cost of painting and repair work shall be actual costs of labor and supplies.
The Lessee has given Lessor (or agent) in writing a new or forwarding address.
Subleasing
To sublet only with written consent of management. The sub lessee shall sign a new lease with management, and pay a security deposit to the management. The original Lessee's security deposit shall be held until the end of lease period and returned less charges incurred by the Lessee and charges incurred by the sub lessee which are in excess of sub lessee's deposit.
Lessor
Lessor covenants that Lessee on payment of all of the aforesaid installments and performing all the covenants and observing all the conditions of this lease shall and may peacefully and quietly have, hold and enjoy the demised premises for the term aforesaid.
Lease
This lease contains all agreements, promises and undertakings between Lessor and Lessee and there are no verbal or oral agreements or promises of any kind and there shall be none unless reduced in writing.
In addition to the obligations imposed by the terms of this lease, the Lessor shall do all things required of it by Ohio Revised Code 5321.04 and the Lessee shall do all things required by Ohio Revised Code 5321.05.
If any of the provisions of this lease are inconsistent with or prohibited by Chapter 5321 of the Ohio Revised Code, or invalid by any court, this lease shall not thereby be void but shall remain operative and in effect as between the parties except with respect to such inconsistent or prohibited provisions.
In testimony whereof, said parties agree to the foregoing and accept and understand the conditions of this lease agreement. It is further understood and agreed by the parties hereto that all obligations pertaining to Lessee shall be borne jointly and severally by all Lessees signing this lease.
