Property. The Landlord agrees to lease the following property (the "Property") to the Tenant: ________ at the following address 2669 Thorndale ave Columbus, OH 43207. Term. The term of this Agreement shall be for ____12___ months, commencing on [Day/Month/Year] ____/____/____, and ending on [Day/Month/Year] ____/____/____, (the "Term"). The Tenant shall vacate the Property by the end of the Term, unless otherwise agreed in writing by the parties. Rent. Maintenance and Repairs. The Tenant shall keep the Property clean and in good condition, and promptly notify the Landlord of any repairs or maintenance issues. The Tenant shall be responsible for any damages caused by their negligence or misuse of the Property, and shall be liable for the cost of repairs or replacements. Outside of the house the lawn must be mowed on a regular basis, if for some reason this is unkept there will be a warning and the following time $100 dollar fee to get the yard mowed. Air filter must be changed every two months. Garage. The Garage located on the property is not to be used at all, until maintenance has been done, time line still unavailable. For this lease the garage is not to be used unless agreed upon for storage purpose and any items will be held there until the end of the lease. Utilities. The Tenant shall be responsible for all utilities, including but not limited to water, gas, electricity, lawn mowing service ( if needed) and internet, unless otherwise specified in writing by the parties. Rules and Regulations. The Tenant shall comply with all rules and regulations of the Property, including but not limited to, any community or building rules, as well as local, state, and federal laws. Tenant shall not engage in any illegal, nuisance, or hazardous activities on the Property. Tenant shall also be responsible for the conduct of their guests or invitees while on the Property. Any violation of the rules and regulations may result in termination of this Agreement. Termination. Tenant is responsible for the full term of signed leases including but not limited to utility bills, damages, or unpaid rent for the term full of the lease. NOTICE TO VACATE: If the landlord wishes to terminate this lease, Tenant shall provided with with a written notice of at least 60 days prior to the desired termination date. Tenant shall be responsible for paying rent for the entire 60-day notice period, even if Tenant vacates the Property before the expiration of the notice period. Tenant shall also be responsible for any other outstanding obligations under this Agreement, including but not limited to utility bills, damages, or unpaid rent. Governing Law. This Agreement shall be governed by and construed in accordance with the laws of the state of OH, without regard to its conflicts of law provisions. Entire Agreement. This Agreement contains the entire understanding of the parties with respect to the subject matter hereof and supersedes all prior and contemporaneous agreements and understandings, whether oral or written. This Agreement may not be amended, modified, or supplemented except in writing signed by both parties.
