In addition, if you are self-employed then I will verify your income by asking you to submit one FULL year of bank statements. This allows me to verify your income and check it against your income tax return for that same year. If I cannot verify your income through the Zillow credit report then I will ask you to submit more information by using a TransUnion credit report called mysmartmove.com or I will ask you if you want to use a guarantor. The guarantor's income must be verified through their credit report using the same process that I would use to verify you. Once I have verified your income and all your information checks out then I will either accept of decline your application. If I accept your application, then I will ask for a $25 application fee as well as your first month's rent ($1650) and deposit ($1650). If I decline your credit report then you will receive a letter of decline. You can then use that letter to apply for a free annual credit report through either one of the credit bureaus TransUnion, Equifax, or Experian. You can use the Zillow credit report to apply for thousands of houses that are available on the Zillow website.
