We would prefer to find someone interested in a 6 month lease, with the potential of continuing/renewing after the 6 months is up. However, we may be open to a month to month lease depending on the situation. If the tenant does not move in on the 1st day of the month, the rent for that month will be prorated for however many days they occupy the space. The monthly rent does not include utilities. Gas, electric, wifi, and Layton city utilities are split 50/50 between tenant and landlord (typical cost tenant pays for all utilities is around $120, but may increase in winter). Tenant may park up to 2 cars on the property. Tenant's car(s) will be parked on the street, except for during winter months when Layton city requires snow removal (cars are not allowed to be parked on the street between 1AM-6AM during December through February when snow removal is necessary). In that case, the tenant may park in the driveway as per an arrangement with landlord. Pets are not allowed on the property, and there is a violation fee that will be issued to the tenant for allowing animals in the apartment. Smoking or drugs (of any kind) is strictly prohibited on the property, and violation will result in immediate termination of the contract.
