I was unable to get this appraisal because there is -literally- nothing to compare it to in the entire city of Memphis. "But wait, my friend is an appraiser and I can *fill in the blank*" Nope. You can't. And your friend can't. I tried to get an appraisal on this property for 5 years and pulled every string I could pull. I'm not saying we can't get creative, but if you think you're going to go to a bank with a 20% downpayment and finance the rest, I will politely tell you to save both your time and mine and move on from this listing.
