As a third-generation carpenter, in collaboration with a master architect, I broughto life a dream home in 2018. Nestled on a sprawling 4.5 acres of beautiful private forest, this residence rests a mere 12 minutes from midtown and downtown, while uptown is just a 15-minute drive away – perfectly centered within the 240 loop. I can assure you of one thing: there is no other piece of land or home that fits this description in the whole city. This home was built as a couples home, but could be easily expanded to fit a small family. The land was recently subdivided into two lots, so there is plenty of room for further development with the ability to subdivide further if that were a desire. It's completely secluded, quiet, and absolutely beautiful year round. Enveloped by nature's tranquility, the jungalow is a year-round spectacle – vibrant in spring and summer, enchanting in autumn, and serenely cozy during winter. So what about the house? Well, it's 3 stories. Starting on the bottom, it has a built in gym, an office & storage area, and a mudroom with storage and a washer & dryer. Moving up the beautiful steel crafted spiral staircase, you'll find an open floor plan with an entry to a large outdoor deck, custom made butcher block countertops (I used cedar from the land to make them), custom built furniture to match the aesthetic of living in a jungle, a wonderful kitchen with full appliances (yes, even a dishwasher), custom cabinetry, and a bathroom that is waterproofed and completely open in an european style. On the third story you'll find full use of a mansard roof housing storage and a his & hers closet with a doorway to a beautiful balcony overlooking the forest. And yes, I put a metal roof on the balcony with a window right next to the bed so that you can crack it open and listen to the rain hit the metal for that noise we all love. Rainy days in this bungalow really can't be beat. What's the catch? Well, because of how unique it is, I never successfully obtained an appraisal and it's unlikely you will either. I do understand its value of this property because you won't ever find the level of seclusion or a custom built home of this nature with the land already open for more development, but let's just get it right on out there that financing this purchase will basically be impossible. I was unable to get this appraisal because there is -literally- nothing to compare it to in the entire city of Memphis. "But wait, my friend is an appraiser and I can *fill in the blank*" Nope. You can't. And your friend can't. I tried to get an appraisal on this property for 5 years and pulled every string I could pull. I'm not saying we can't get creative, but if you think you're going to go to a bank with a 20% downpayment and finance the rest, I will politely tell you to save both your time and mine and move on from this listing. I will not be showing this house to just anyone given this obstacle, but if you are interested in taking the next step you will need to understand the limitations on financing before we do anything else.
