The deposit may be used to cover unpaid rent, repair or damage the tenant causes and will not be used in lieu of the last month's rent. It is expected the deposit will be replenished if repairs caused by tenant are made out of the deposit. All adults living on the premises will be required to be named as tenants. Any unapproved roommates, or unapproved sublets without the landlord's express permission will terminate the tenancy. Only a small dog under 20 pounds is allowed with a non-refundable fee of $400. We reserve the right to access and enter the rental with 24 hours notice, (if an emergency arises we will enter with as much notice as possible), to make repairs, or show the unit to new potential renters.
