There are several supermarkets, retail stores, restaurants, gyms within a few minutes of this home. This home is within walking distance of public transportation. The lower level offers a cozy yet spacious area for one to relax and truly feel at home and is approximately 1,266 square feet. The space includes two spacious bedrooms with closets, one full bathroom with a jetted tub, a private washer and dryer, a kitchen, living room, storage space, and its own private entrance. The home has central heat and air that is programmed to follow the recommendations for sustainability from the power company. 1. Furnished Apartment: The apartment comes furnished, and all items inside belong to the unit. 2. Lease Term: The lease period will be at least 180 days on a month-to-month basis. Potential tenants will be required to pass a background check at the tenants' expense. 3. Keyless Entry: The apartment uses a keyless entry system. The code and key should not be shared or duplicated, and they must be returned to the property manager at the end of the lease. If key is not returned, a $50 fee will be deducted from the deposit. 4. Security and Safety: Surveillance cameras are positioned on the property; however the tenant is responsible for keeping the apartment secure at all times. 4. Occupancy and Subleasing: The lease will specify the number of allowed occupants, and subleasing the apartment is not allowed. Overnight guests need prior approval from the property manager. 5. Utilities: Rent does not includes utilities, including Google Fiber WIFI. WIFI credentials will be provided to the tenant at move-in. 6. No Smoking or Drugs: The apartment and premises have a strict no smoking, vaping, Silycibin , marijuana, or drug policy. 7. No Pets Allowed: Pets are not allowed in the apartment. 8. Backyard and Gatherings: Tenants don't have access to the backyard and are not permitted to host parties or large gatherings. 9. Parking: On-street parking is available for one vehicle or as specified in the lease. 10. Trash and Recycle: Trash and recycling pickup day is Fridays. Tenants must ensure trash is placed in bins by 9 p.m. on Thursdays. 11. Cleaning Responsibility: Tenants are responsible for keeping the apartment clean, with biweekly cleaning required due to the arid climate. The property manager may inspect with 24 hours' notice. 12. Rent Due Date: Rent is due on the first of each month and considered past due after the fourth. Late fees will apply until rent and any fees are fully paid. 13. Security Deposit: The security deposit is $2,000, with $500 non-refundable cleaning fee. 14. Utility Closet and Maintenance: Tenants should not access the utility closet; maintenance issues must be reported to the property manager for resolution within 24 hours. The property manager will be responsible for all maintenance tasks including replacing filters, changing light bulbs, and/or replacing batteries in smoke detectors. 15. Temperature Controls: Temperature controls are located upstairs and managed following power company recommendations. Tenants can request adjustments through the property manager and use a space heater for comfort. 16. Mail and Packages: Tenants must obtain a PO Box for mail. Package deliveries should be coordinated with the property manager in advance. 17. Quiet Hours: Tenants should adhere to a noise-free environment between the hours of 9 p.m. to 8 a.m. to respect neighbors' peace and privacy. 18. Alterations and Decorations: The tenant is not allowed to make alterations or decorations to the apartment. Any changes will be deducted from the security deposit. 19. Appliance Use: Information regarding appliance use and care will be provided in the Welcome Book and will be reviewed at the time of the lease signing. Tenants will ensure that they understand the operation and use of the appliances to prevent misuse and potential damage. 20. Insurance Requirements: Tenant is not required to but is strongly encouraged to obtain renter's insurance to protect their belongings and provide liability coverage. 21. Notices and Communication: Any and all communication will be to the property manager and not to be relayed to the upstairs tenant. Upon receipt either by text message or email, the property manager will respond within 48 hours. In the event of an emergency, the tenant will immediately phone the property manager detailing the issue. At no time will the tenant contact anyone other than the property manager unless instructed to do so. 22. Emergency Procedures: The tenant will be provided with instructions on what to do in case of emergencies, such as fire, flooding, or other hazards at the time of check-in, and will also be contained in the Welcome Book. 23. Compliance with Laws: Tenants have an obligation to comply with all applicable laws and regulations during their stay. 24. Move-Out Requirements: The tenant will be provided with a checklist of move-out procedures and expectations to ensure a smooth transition at the end of the lease. A 30-day written notice that tenants intends to vacate is required.
