2+ bdrm, 1.5 bath, cute Elmwood duplex, hardwood floors. This is a great home for a family; there are kids up and down the block (as well as upstairs), and schools and parks are also close by. This is a great apartment in a great location. It is the downstairs of a duplex and myself and my family with two kids live upstairs. It is approx 900 sf. The location can't be beat! It is a few blocks from College Ave, with all its restaurants and stores, and a few blocks from Telegraph. It is right around the corner (0.1 miles) from Willard Park, a great resource for children and adults. It is a close to the Claremont branch of the library and also close to campus ( 0.4 miles and 0.6 miles respectively). The block is really nice with lots of families and well maintained houses. The apartment is wonderful with good light and wood floors throughout. There is a master bedroom with a small half bath and a second bedroom. There is a pleasant eat in kitchen with room for a small table and a large living room. The full bath has a shower with a full sized tub. The front yard has two plum trees a meyer lemon tree and a fig tree. There is a smallish backyard with a great redwood tree. We've done a lot of work to make it more environmentally friendly. A year ago we put in $14,000 in energy upgrades (insulation in the walls/ceilings/under the floor, draft sealing, duct work, etc). This cut the heating bill downstairs by more than 60 percent. Also, it cuts down on noise and indoor air pollution. The appliances are high efficiency/energy star. The washing machine irrigates the front yard. Parking is on the street (2 hour resident zone). Sometimes there is a lot, sometimes we have to park a block away. Generally, the neighborhood is quiet, but there is some noise and traffic from the Julia Morgan Theater, which is adjacent to the backyard. And also occasionally noise from the students walking by. We are good landlords and fix things that go wrong. Our previous tenants stayed seven years until they bought a house. Cats okay but no dogs.
