The living room has an electric fireplace. The house is heated by electric zone heaters controlled by programmable thermostats. **LEASE TERMS** $2400 per month. Water/sewer/garbage is INCLUDED in the rent- this is not always the case when renting houses so please consider this advantage when price shopping. We do NOT require prepayment of last months rent. A fully-refundable security deposit of $1000 plus first month's rent to move in. $53 per adult credit check. Landlord covers water, sewer/septic maintenance, garbage, and storm sewer charges. **RENTAL CRITERIA Each person 18 and older who will be residing in the home must submit the following: - Application filled out completely (online) - 53 dollar screening fee (per person, paid securely online) - Copy of current state or government identification - Verification of income, such as check stub for the past two pay periods, SSI/disability papers, child support papers, etc - If self-employed, provide last years tax returns and three months of current bank statements **Income Requirement** Preferred income to rent ratio of 3:1. This can met by combining income of multiple residents on the lease. If you have a rent voucher (e.g. Section 8) then the income to rent ratio only applies to the portion of rent not covered by your voucher. **Credit Requirements** Your credit screening will be done by Rental Services, Inc (erentalservicesinc dot com). We require a positive credit history with no more than 10% of Delinquent Accounts, no accounts in collection, no non-discharged bankruptcies, no money owing to a previous landlord, a minimum credit score of 650, at least two active accounts being rated to establish history. **Landlord references** Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition, and not having a pattern of complaints from neighbors. Applicants can have no prior evictions, and must have verifiable references for positive rental or mortgage history over the last 24 months. **Criminal History** Criminal history will be considered on a case by case basis with factors including the nature of the offense, how much time has passed, and whether or not the individual is appropriately rehabilitated and does not pose a risk to persons or property.
