I have personally driven past the Arambel numerous times and watched big bulls in the fields during the day with no care in the world during hunting seasons, The ranch features over 2 miles of the Little Snake River along with numerous wells, artesian wells and water rights. On the upper bench features a gravel pit that is leased for good annual income while providing a good vantage point to watch the incoming herds of elk and the resident herd that resides in the corn field. The Ranch has historically wintered up to 1300 head of cattle for several months fed by the feed grown on the ranch. Improvements The ranch boasts a 1639 square-foot ranch house that is complemented by numerous ranch out buildings, including multiple shops, sheds and hunters quarters. Below the house, there is an immaculate set of working corrals with small outbuildings attached to it, as well as 13 small pastures with pipe-fenced perimeters and a second hay shed. There is also an additional set of excellent working corrals located across the river in the grove of cottonwood trees. Nearly the entire perimeter of the property is fenced as well. The entrance ways from the multiple points of access throughout the ranch are signs of the historic landmark that the Arambel represents in Northwest Colorado. Recreation This ranch borders hundreds of thousands of acres of public lands which guarantees countless opportunities for hunting and endless country to explore! The ranch is currently in the Ranching for Wildlife Program which allows hunting for a 90 day period with rifles. However, if one does not want to be in the Ranching for Wildlife Program, they can exit the program at the end of 2023. If one chooses to exit the RFW program, the ranch will qualify for multiple deer and antelope vouchers in Unit 3 with over the counter elk opportunities while building points in Unit 2. Yes, there are a few other ranches that are split by a limited draw unit and an over the counter unit but no ranch is situated like the Arambel. Water/Mineral Rights & Natural Resources The Arambel Ranch includes two water rights that provide nearly 8 CFS of water that irrigates approximately 445 acres. In addition, the ranch has artesian wells that provide industrial rights that are sold off for another good source of income! In 2023 the ranch was paid to not irrigate a portion of the ranch as part of a water conservancy effort that produced over $300,000.00 in 2023. This program may or may not be available in the future but could be possible. In the event it is not available the ranch will produce over 500 tons of high protein alfalfa for good income. Location From the property, Craig, CO is located approximately 1 hour southeast where you will find the nearest amenities such as grocery stores, hardware stores, restaurants, gas stations, a hospital, and local businesses or shops. Baggs, WY is located just about 30 minutes east of the property. For additional attractions or amenities, Steamboat Springs, CO is located roughly 1 hour and 45 minutes southeast of the property.
