The property is located off US Hwy 27, and 4 Corners, in the Bella Verano community. The community is adjacent to the 7-Eleven plaza, just minutes away from Kissimmee, and Disney attractions. The community is fairly new and developing, it is very quiet and the rooms are sizeable living spaces. The house is a 2-level floor with an open concept, 2.5 bath, laundry room, patio, dual air conditioner thermostat control, and a driveway for parking. The tenant is liable and obligated to the agreement, property damages, and rent payment. The term of the tenancy is 6 months to a year to year until the landlord or tenant terminates tenancy by providing the other 60 days' written notice of intention to terminate. The tenant shall pay the landlord $700.00 per month, per occupancy, and payable in advance on the 1st day of each month. Rent shall be paid to the landlord via cash, money order, or bank wire transfer. Late charges if rent is paid late after the 10th day of the month, there will be a late charge of $20.00 assessed. The tenant is responsible for gas, water, and electricity usage. Tenant or guest(s) will comply with any term of this agreement is grounds for termination of the tenancy. No pets are allowed. Before the commencement of this agreement, the tenant shall pay the landlord $500 as a security deposit. The condition of the premises needs to be maintained clean. The tenant shall make the room available to the landlord to make improvements or repairs. The Tenant shall not alter or change the premise's present state. The Landlord shall not be responsible for any harm to tenants' property resulting from fire, theft, burglary, hurricane, lighting strikes, flood, water, orders, acts of public authorities, acts of nature, or any other circumstances or events beyond the landlord's control. The landlord does not insure tenants' personal property.
