RENTAL AGREEMENT 2025 FOR 26 SCARBOROUGH ST. SAVANNAH, GA 31415
26 Scarborough Street commencing on the 1st day or so (flexible) of June 2025, and monthly thereafter until the 1st day of May 2026, at which time this agreement is Terminated or Renewed. Landlord rents the demised premises to Tenant on the following terms and conditions:
Tenant agrees to pay Landlord as base rent the following: $1,500 (One Thousand-Five Hundred) per month due and payable monthly in advance on the (1st) first day of each month during the term of this agreement. Rent must be received by 5:00 p.m. If the rent has not been received by 11:59 p.m. on the 7th of the month, then a demand for possession under O.C.G.A. 44-7-50 (dispossessory proceedings) will be initiated.
RENTAL COLLECTION CHARGE. Tenant hereby acknowledges that late payment will cause Landlord to incur costs not contemplated by this Rental Agreement, the exact amount of which will be extremely difficult to ascertain. In the event rent is not received prior to 5:00 p.m. on the 7th of the month, regardless of cause including dishonored checks. Tenant further agrees to pay a late charge to the Landlord equal to thirteen and five percent (25%) of such overdue amount OR $1,875.00. The rent & late fee will take effect on the 8th day of the month-no exception. Neither ill health, loss of job, financial emergency or other excuse will be accepted for late payment.
PAYMENT OF RENT. The initial payment of rent and security deposit under the terms of this Rental Agreement must be made in cash. Thereafter monthly rent payments may be paid by check until the first is dishonored and returned unpaid. Time is of the essence and no excuses will be accepted. Rent shall be made payable to via digital cash paid through "SQUARE CASH" or PayPal or Zelle or Venmo.
USE. The Tenant agrees to use the premises only as a residence for themselves. Tenant agrees that no additional persons shall occupy the premises in any capacity.
SECURITY DEPOSIT. Tenants hereby agree to pay a security deposit of $1,500 to be refunded upon vacating, returning of the keys to the office and termination of this contract according to other terms herein agreed. This deposit will be paid on this money and in no case will it be applied to back or future rent. It will be held intact by the Landlord until at least fourteen working days after the tenant vacates the property. At that time Landlord will inspect the premises thoroughly and assess any damages and/or needed repairs. This deposit money minus any necessary charges for repair, cleaning, etc.will then be returned to Tenant with a written explanation of deductions, within fourteen working days after they have vacated the property. Location of Security Deposit: Georgia United Federal Credit Union, Duluth, GA Amount: $1,500 Receipt given: Waived due to Renewal of lease. However, the original $1,500 is still in reserve.
There shall be no pets allowed on the rental premises except as may be granted by the Landlord, in writing. Tenant hereby agrees that if found in violation, the rent due hereunder may be raised at the Landlord's discretion.
APPLIANCES. The premises are rented with a new refrigerator and a new range oven. AC Window Unit and Wall heater are 2024 models.
CLEANING FEE. Tenant hereby agrees to accept the property in its present state of cleanliness. They agree to return the property in the same condition or pay a $100 per hour cleaning fee if Landlord has the property professionally cleaned.
TENANT INSURANCE. No rights of storage are given by this agreement. Landlord will not be liable for any loss of Tenant's property. Tenant hereby acknowledges this and agrees to make no such claims for any losses or damages against Landlord, his agents, or employees. Tenants agree to purchase insurance-at their own expense-sufficient to protect themselves and their property from fire, theft, burglary, breakage, electrical connections. They acknowledge that if they fail to procure such insurance, it is their responsibility and they alone shall bear the consequences.
TENANT RESPONSIBILITY. Good housekeeping is expected of everyone. Tenant agrees to keep quarters clean and in a sanitary condition. The Tenants agree not to permit any deterioration or destruction to occur while they are occupying the property. They agree to maintain the walls, woodwork, floors, furnishings, fixtures and appliances (if any), windows, screens, doors, fences, plumbing, air-conditioning and heating, electrical and mechanical systems as well as the general structure and appearance of the property. In particular, Tenant is required to change/clean filters for the furnace, if applicable..
MAINTENANCE OF LAWNS. The Landlord acknowledges that they are responsible for maintaining the lawn and landscaping; therefore, it will be include in $1500 monthly payment. Brown Lawn Service will maintain the lawn upon request. His fee is part of the rental agreement.
VEHICLE POLICY. The Tenants agree never to park or store motorhome camper, trailer, or any sort of recreational vehicle on the premises and to park only on the paved areas provided. Junk cars, cars on blocks, non-functional vehicles, or unlicensed automobiles are not permitted on property. Removal will be at the expense of the Tenant. Tenants agree that any vehicle parked on unpaved areas may be towed and stored at Tenant's expense. NO PARKING ON GRASS.
UTILITIES. Tenants will be responsible for payment of all utilities, electric, telephone, gas or other bills incurred during their residency. Water, Garbage, and Sewage are paid as separate fee bi-monthly (see additional cost) by the Landlord. Tenant specifically authorizes Landlords to deduct amounts of unpaid bills from their Security Deposits in the event there are any water bills exceeding $150 bi-monthly.
PEST CONTROL POLICY. Residents are responsible for any ongoing pest control service, if the Resident desires such a service. Owner is not responsible for any damage done to the Resident's person, or property by such pests, or to the person or property of Resident's family or any other persons on their premises.
ATTORNEY'S COST. If court action is sought by either party to enforce the provisions of the Rental Agreement, attorney's fees and costs may be awarded to the prevailing party in the court action.
REPAIR POLICY. The Tenants hereby acknowledge that they have been informed that the Landlord and/or his agents are not always available to provide support services to Tenant. The rental discount is offered for this reason, to encourage tenants to take care of themselves and the property. If a problem comes up that should cost $50 or more to repair, then the Tenants must get in touch with the Landlord as soon as possible, between 9:00 a.m. and 5 p.m. on Monday through Friday. After normal business hours, tenants may leave a message and someone will get back to them as soon as possible. Under no circumstances will the Landlord be responsible for any improvements or repairs costing more that $50 unless the Tenants were given written authorization to make repairs or improvements in advance.
