PROPERTY The Landlord agrees to lease to the Tenant the property located at 26 Christies Way Holbrook, Ma 02343, including all fixtures and appliances. 2. LEASE TERM The lease term shall be 12 months, at the end of the lease term, the Tenant must vacate the premises unless a renewal agreement is signed. 3. RENT & PAYMENTS The Tenant agrees to pay $3,200 per month as rent, due on the 1st of each month. Rent must be paid via Zillow management app, bank transfer, check, etc. to Leslie Wong. A late fee of $300 will be charged if rent is not received within 30 days of due date. 4. SECURITY DEPOSIT The Tenant shall pay a $3,200 security deposit before moving in. The deposit will be held to cover damages beyond normal wear and tear, or other lease violations. It will be returned within 30 days after the lease ends, minus any deductions. 5. UTILITIES The Landlord will cover trash and water. The Tenant is responsible for all other utilities, including but not limited to electricity, gas, internet and cable. 6. MAINTENANCE & REPAIRS Landscaping and snow removal of common roads will be covered by the Landlord. However, driveways, steps, and walkways are the Tenant's responsibility. The Tenant shall promptly report repair issues to the Landlord. Major repairs will be evaluated and addressed by the Landlord at their discretion. The Tenant is responsible for maintaining the premises in a clean and habitable condition. 7. PET POLICY Dogs under 30lbs. are allowed subject to approval. Violation of this policy may result in additional fees and/or termination of the lease. 8. PARKING Guest parking is available on a first-come, first-served basis in designated spots only. Tenants may not obstruct driveways or park in unauthorized areas. 9. NO SMOKING POLICY Smoking of any kind is strictly prohibited anywhere on the property, including inside the unit, the yard, the porch, and any shared spaces. Violation of this policy may result in lease termination and/or additional cleaning fees. 10. NOISE ORDINANCE The Tenant must comply with local noise ordinances at all times. Any violations or complaints may result in warnings, fines, or lease termination. 11. ENTRY & INSPECTION The Landlord reserves the right to enter the property with reasonable notice (except in emergencies) for inspections, repairs, or other necessary purposes. 12. TERMINATION & RENEWAL At the end of the lease term, the Tenant must vacate the premises unless a renewal agreement is signed. Early termination requires written notice of 60 days and may be subject to penalties. 13. NO MAJOR ALTERATIONS Tenant shall not paint, wallpaper, or make any major alterations to the rental unit, including but not limited to installing permanent fixtures, modifying electrical or plumbing systems, or making structural changes, without the prior written consent of the Landlord. Any approved alterations must be restored to their original condition at Tenant's expense upon move-out unless otherwise agreed in writing. 14. NO SUBLETTING Tenant shall not assign this lease, sublet the rental unit, or allow any person not listed on the lease to reside in the unit for more than 7 consecutive days without the prior written consent of the Landlord. Any unauthorized subletting or assignment shall be considered a material breach of this lease, subject to eviction and/or financial penalties as allowed by law. 15. LEASE SIGNING & MOVE-IN COSTS At the time of lease signing, all required payments must be made in full before receiving keys to the property. This includes: First Month's Rent Last Month's Rent Security Deposit Lock Change Fee A mandatory $100 fee to ensure the security of the property for each new tenant. All payments must be cleared before move-in. Electronic transfer and cashier's check are accepted. Personal checks may not be accepted for move-in costs. Please ensure timely payment to avoid any delays in your move-in process. 16. GOVERNING LAW This lease is governed by the laws of the state of Massachusetts
