Decorator Finishes with Laundry room, Stainless Steel Appliances , Backsplash, Granite Counter Tops with Island in Kitchen Term of Lease The Lease shall commence on the date specified in the Lease Agreement and shall continue for a period of twelve (12) months unless otherwise terminated in accordance with this Agreement. Either party may terminate the Lease by providing no less than sixty (60) days' prior written notice. Utilities and Services Tenant shall be responsible for the payment of all utilities and services associated with the Premises, including but not limited to cable, electricity, and water. Parking Tenant shall be entitled to the use of two (2) parking spaces per unit. Parking spaces are for the exclusive use of Tenant and may not be subleased, assigned, or otherwise transferred without the prior written consent of the Landlord. Smoking Smoking of any kind, including but not limited to tobacco, marijuana, or vaping products, is strictly prohibited within the Premises and in any common areas of the property, including hallways. Pets Pets are not permitted within the Premises. Exceptions will only be made for emotional support animals or service animals, provided that Tenant supplies proper documentation in compliance with applicable federal, state, and local laws. Use and Maintenance of Premises Tenant agrees to maintain the Premises in a clean, safe, and sanitary condition and to comply with all rules, regulations, and guidelines issued by the Landlord. Tenant shall be liable for any damages resulting from negligence, misuse, or willful misconduct. Security Deposit Tenant shall pay a security deposit in the amount specified in the Lease Agreement. The security deposit shall be held in accordance with applicable state and local laws and shall be refundable, less any lawful deductions for damages beyond normal wear and tear, upon termination of the Lease.
