Located in Blue Heron Bay, this delightful home is available for rent to a discerning person aged 50 or above. Since it is an age restricted park, one person must be over the age of 50. This manufactured home is 28'x48' and has an additional 10'x16' Lanai (sun room), a roofed double carport and a storage shed. The home is fully furnished and ready for occupation, but in the case that you want to bring your own furniture, the shed will be used to store the items you don't need. The entrance leads into the dining room and family room, all open floor plan with plenty of space for guests. Carpets have been removed and replaced with hardwood flooring throughout, which helps to reduce the incidence of mold and allergies in this humid environment. Leading off from the entrance is a double door into a small den/office area with it's own storage or closet space. This can double as the third bedroom should one be needed. The kitchen has a small dining table, and comes equipped with a large fridge/freezer, electric stove, microwave and ample storage. Kitchen utensils, along with crockery and silverware are provided, along with a blender, coffee maker, slow cookers and various other implements. Also in the kitchen is a closed off cupboard area with a full size washer and dryer. A second door from the living room leads to the master bedroom suite with a queen size bed, and complete with walk-in closet and full bathroom with stand-up shower. There is also a vanity with mirror and ample storage in the bedside tables and chest of drawers. On the other side of the living room is a short hallway leading to the guest bathroom, with bathtub and solid doors for the shower. The guest bedroom opens off this same hallway, and also has a queen sized bed, large built in closet, 6-drawer vanity with mirror and bedside tables. The home has a brand new roof over the house as well as the Lanai and carport. One of the outstanding features of the home is ... the neighbors! They are very friendly and a pleasure to be around! Now I have to tell you about the park, since you will be living here. This is a close knit community, and welcome new members with open arms. There is a full swimming pool, club house, gym, boat ramp, pier for fishing, boche ball court, horse shoe pits, and even a camp fire pit. The club house organises weekly events, from bingo, poker nights ice-cream socials and full on dinners. We even have the occasional band for a dance night! It seems we are only missing one thing .... When would you like to move in? OK, so down to the details: 1. You will be responsible for the Electricity, Water and Cable bills. 2. You will take care of the landscaper cutting the grass every week. 3. You will take care of complying with the park rules (which are few, but important) 4. I'll take care of any major structural damage from natural causes (that is what insurance is for!) 5. You will take care of any other damage that can't be attributed to Mother Nature. Terms of rent are as follows: * Minimum period is for 6 months - a longer period is welcomed. * First and last month rent in advance, along with a security deposit of the same ammount. * Rental contract will be a standard Florida rental contract, just like everyone else is using! * All persons on the lease must complete the park application form and gain approval from the park. Any contract signed before then will be based on said approval, and voided if the approval is not forthcoming.
