OUR MOVE-IN DATE POLICY:
We allow move-ins as late as approximately 2 weeks beyond the availability date of the property, or two weeks from the date of your application, whichever comes later. Please contact us if you have questions about a specific move-in date.
SCREENING GUIDELINES
APPLICANTS
One for each person 18 years of age or older.
COMPLETE APPLICATION
A complete application ($29, apartments.com) consists of a fully completed and signed application form, criminal background, eviction & credit report, income verification, current and past rental references and a valid photo ID. For multiple applicants, the above information must be received for all applicants 18 years of age or older, before the application is to be considered "complete". Applicants will be asked to pay the application fee online directly from the apartments.com website.
IDENTIFICATION
Applicants must provide a copy of valid photo identification to verify the name and birth date.
RENTAL HISTORY
It is the applicant's duty to provide all information to contact past landlords and any other necessary references.
INCOME
Applicant's gross monthly income must be at least two times the amount of the monthly rent. Income must be verified through pay stubs, employer contract and/or tax records.
CREDIT REQUIREMENTS
We will review an Applicant or a Co-Signer's credit history (must be in good standing, 680 or higher). An Applicant or a Co-Signer's credit history for the past five years must be free of eviction judgments, financial judgments, collections actions, and bankruptcies. An Applicant will not be rejected for medical or education/vocational training debt.
BACKGROUND CHECK
For each Applicant (18 years or older), a background check will be completed to determine any history of criminal activity, evictions or predatory activity.
APPLICATION PROCESSING TIME
We require up to 7 full business days to process an application. This timeline will begin once we have received the "complete application"
ACCEPTANCE
We will accept and approve the first qualified applicant.
AVAILABILITY
You must be willing and able to pay the upfront costs according to the lease terms offered within 48 hours after the application has been approved and the lease offering has been provided.
APPROVED APPLICATIONS
If your application is approved, you will have 48 hours from the time we notify you of our decision for you to sign a lease (which will reflect the move-in date we agree to with you) and pay the security deposit required for the property. We will email you a digital lease for you to sign after we notify you that we have approved you for the property.
If you fail to take the steps noted above in the 48 hour time frame provided, we will consider that you have refused the property and we will withdraw the offered lease.
RIGHT TO DISPUTE
You have the right to dispute the accuracy of any information provided to the Owner/Agent by the screening service or credit reporting.
100% NON SMOKING ON PROPERTY
Vaping, tobacco or any substance in the apartment or on the grounds is strictly prohibited and is grounds for an immediate lease violation.
PETS
Cats and small dogs are permitted, maximum of 2, and $25/month per pet. No dogs over 25 lbs. Tenant fully liable for any damage. Pets must be current on their vaccines. We must view, meet and approve all dogs before approving the rental application. The following breeds are prohibited due to insurance limitations on liability: Akita, Chow Chows, Doberman or German Pinschers, Presa Canario, Pit Bulls, Rottweilers, Staffordshire Bull Terriers, Wolf hybrid or any mixture of the above breed of dogs.
ESA/COMPANION ANIMAL: If you have an ESA/companion animal, we will need to be able to contact your medical professional directly to have your medical professional complete a verification form.
The City of Portland requires a notice to applicants of the Portland Housing Bureau's Statement of Applicant Rights. Additionally, Portland requires a notice to applicants relating to a Tenant's right to request a Modification or Accommodation.
DISCLOSURES
This unit does not qualify as a Type A "Accessible Dwelling Unit" pursuant to the Oregon Structural Building Code and ICC A117.1.
ACCESSIBILITY
To accommodate a disability, the existing premises may be modified at the full expense of the person who has a disability, IF the person agrees to restore the premises to the pre-modified condition prior to move-out. BEFORE any modifications can be made, KAI PDX LLC must approve all modifications in writing, and of the contractors performing the modifications. Any permits or licenses needed must be provided to KAI PDX LLC. A deposit for the restoration may be required.
