The rent is inclusive of all utilities; lights, water, cable, and Wi-Fi. Bi-weekly house cleaning services are also provided. - Each occupant is to clean up after him/herself or any guests in the common areas. - Personal room- Should be clean and carpet vacuumed at least twice a monthGuests - No food or food wrappers/trash is to be kept in rooms at any time. - No refrigerators are permitted in the room. - Do not puncture interior walls. - Bathroom Should be cleaned weekly and when needed. - Kitchen Should be cleaned immediately after cooking. All dishes and cookware should be cleaned after use and put in the proper storage area. - Dishwasher - If used, dishes should be loaded after use into the dishwasher and turned on when full. When dishes are dry, they should be put in the proper storage area. - Cleaning Supplies - Purchased by tenant. (Bathroom cleaning supplies and laundry detergent) - Only 3 guests can stay the night for no longer than 2 consecutive days, unless discussed and accepted by the Landlord. An extra $150 will be added to rent for a guest that stays (sleeps, showers, eats, uses utilities) with Tenant for more than seven consecutive (7) days, and not to exceed ten (10) days, with permission from Landlord. - Cigarettes or any other type of smoking is strictly prohibited in the house. - Alcohol should only be consumed by those the age of 21 and older, and only in a responsible manner. -No pets, of any kind, is allowed on the premises. - Parking is permitted in the driveway. Street-side parking should not obstruct the delivery of mail, nor should it impede the neighborhood traffic flow. Landlord shall be responsible for repairs in or about the premises unless caused by the negligence of the Tenant. Tenant will be responsible for any repairs caused by his/her negligence, or that of his/her guests. It is the responsibility of the Tenant to promptly notify the Landlord of the need for any such repair of which the Tenant becomes aware. If any required repair is caused by the negligence of the Tenant and/or Tenant's guests, the Tenant will be fully responsible for the cost of the repair and/or replacement that may be needed. Tenant is responsible for any damage to the Premises caused by him/her including his/her guests. If there is damage that cannot be reasonably traced back to a particular party, the cost of the damage will be shared equally by all parties.
