The application fee is $40 for each adult living in the unit; and they each have to fill out an application. We base our renter approvals on 4 things, in this order: 1. Income -The Renter(s) must bring home at least 3 times the rent (net pay). So your client needs to bring home $3600 per month. 2. Rental history -We are looking for tenants with good rental history and references NO EVICTIONS 3. Clean Background check 4. Credit -We do not base our decision solely on credit, but we do look for liens, judgments, and or garnishments. If the renter(s) are lacking in one of these areas, or if the credit score is low, we may ask for an increased security deposit up to double the amount of rent to try to get the renter(s) approved.
