Application fee: $35 THE NATOMA COMPANY QUALIFYING CRITERIA The following criteria is required to live in a Natoma Company managed community: Credit score The Natoma Company requires a minimum credit score of 650. If your credit score is between 550 and 649, you may still be eligible to reside in one of our communities but your security deposit would be increased. This would require Property Manager's approval. No outstanding utility or rental debt on credit report will be accepted. Rental History All applicants age 18 and over must submit an application and have positive verifiable rental history of at least 2 plus years. Foreclosures or short sales will not result in an "automatic" decline, nor will they be the sole reason for an adverse action. Negative rental history is defined as having: Evictions, either filed, pending or dismissed History of late rental payments, dishonored checks, or complaints for noise or disturbances Judgements or collections from another apartment community, Landlord or Property Management company Income Household income must equal to or greater than 3 times the rent. If your Household income is 2.5 times the rent, you may still be eligible to reside in one of our communities but your security deposit would be increased. *For properties that allow co-signers, the co-signers income must equal 5 times the rent. Documentation of income consists of the following forms: Alimony Cash aid Child support Court ordered/verified Disability Self-employment Tax returns for prior year/1099 if taxes not yet filed. Unemployment Proof of income by an employer can consist of paystub, W2 or New Hire letter on company letter head. We will contact the HR department to verify new employment. Letter must be within the past 60 days.
