    Our very cute cottage sits on a 1/3 acre lot with plenty of room to run for you and your dog or cat. It's at the end of a dead-end street next to the university sports fields and some open space currently in pasture. It's fenced on three sides at present. There's a recently purchased electric range and refrigerator efficient LED lighting electric heat. Fruit trees grape arbor. Garden space galore! We installed a brand new septic system in 2012 so you pay no monthly sewer bill. We're willing to work with you on improvements plantings etc. We are local owners who live in town for fast personal attention to any problems. You're dealing with us a couple of working engineers who own one rental house not some faceless management company. Applicants will be interviewed personally and any pets (or children) must be brought to the interview as well. No application fee but applicants will need to provide information for a background check at our expense. We do things a little differently than most rental owners. We want to give you a good reason to make sure the rent is paid on time so we offer "the deal". In return for your reliable on-time payment by electronic transfer every month you get a 100/month cumulative cash rebate payable at the end of the lease term. If you wish to extend for another year on the lease the rent remains the same and that continues for as long as you want to stay. So long as you never miss a payment on time the deal stands. Miss it just once and the deal is over. We welcome dogs cats and other companion critters and all we ask is that you clean up the yard when they're done doing what comes naturally. We expect you to keep the lawn mowed and weeded and to let us know if any problems develop so we can fix them quickly before they get worse. (We provide the mower.) We do most of our own maintenance and repairs. We just replaced the old carpeting with new vinyl tile flooring and upgraded the baseboards to match the new floors. The exterior siding is in need of repair and that's going to be completely re-done with a new paint job in May. We'll offer a significant concession on the rent during the period that re-siding takes place but the house will be completely habitable during that time. Might be a bit noisy during the day from 8 to 5 when the crew is working with some construction materials staged under the carport so you'd have to park at the curb. Lease includes $1200 annual cash rebate and no rent increases for tenants with perfect on-time payment record via electronic transfer. Tenant pays all utilities; electric/water (Forest Grove), trash (Waste Management NW), cable or satellite TV if desired.
