Lessee will be charged for any actual monthly utility costs that exceed 20% of the established norm, and will be refunded any amount where the actual monthly utility costs are lower than 20% of the established norm. Lessee/Lessor will agree to specific terms for the charging/refunding of utility costs, which might include "banking" any refunds to pay for future month's overage costs. Security deposit if $2000.00 will due upon offer/agreement to lease, which "takes the property off the market." Lease signing will occur within seven days of security deposit payment, and first Month's rent will be due at time of lease signing. Occupancy date will be agreed upon in lease prior to signing. Pets may be included in the lease, with initial pet deposit of between $300 and $400, depending on size/number of pets. Smoking, vaping, e-cigarettes, or use of any other device of similar nature IS NOT ALLOWED WITHIN THE PROPERTY.
