There is one section that isn't yet. The property is only 1 1/2 miles from downtown Springtown and very close to Hwy 51. Must make 3x's the rent to qualify. All tenants, including anyone over 18, that will be living on the premise MUST agree to and PASS a background check (including but not limited to: credit check, proof of income, complete criminal background, job history, rental or homeowner history). The application fee for this is $75 per person. Security deposit is required upon application approval. The first month's rent is due before the key and signed lease is handed over on move in date. Pets must be approved in advance; dogs must not weigh over 40 lbs. Only 1 dog OR 1 cat allowed. Pets must be monitored if outside at all times. Nonrefundable Pet fee is $500 per pet. Must provide Vet records and they will be checked prior to rental agreement being signed. Only two vehicles are allowed on the premises. If there are children living in the home that has a vehicle, it can be kept on the property with prior approval. Absolutely no vehicle, or any kind of transportation, to be left sitting on the property for any amount of time that is not in working order. Smoking of any kind in the home is NOT allowed. Tenant must maintain the yard & trees, watering requirements can be checked with Walnut Creek SUD. Property must be mowed every other week at a minimum. Wintertime yard maintenance will be flexible as the season allows. Trash or any item is never allowed to be left or collected in the yard with the exception of trash pick-up days. Trash receptables must be removed the same day from the street. Rent is due on the first of the month. There will be an automatic $50 late fee added to the rent payment, if rent is not paid by the 3rd day of the month an additional $25 fee PER DAY will be charged until resolved. Appliances that were left in the home (other than the stove) will not be replaced by the landlord. Renter agrees to inform the landlord ASAP if the stove stops functioning. Tenant must sign a Hold Harmless Agreement when submitting their application. Upon termination of the lease if there is any damage that is over the deposit amount, renter MUST pay before moving out. Water, electric and trash pickup will be paid by the tenant.
