We have a 300 sq ft walk out studio available for rent. The studio has one main room that includes a full kitchen, shower and a sleeping loft. In addition, it has 72 sq ft of storage in the ground floor of the main house. Within this space, we built a 7 ft long closet for clothing. You have access to a full size fridge also located in the ground floor of the main house. The space has adobe floors, a Jotul propane heating stove and a full size propane cooking stove/oven.
Given that we own and operate a construction company, we built the space ourselves using proper methods & non-toxic materials. This space is super clean and mold free.
Everything is impeccable with lots of natural light. The property sits by a creek on four acres. The studio is located 60 ft away from the creek. The property also has great decks that you are welcome to enjoy. We are looking for one responsible individual who will take care of the space. This means, we are looking for a naturally organized and clean person. Due to our rural setting and our septic limitations, the space is not designed for couples or part time occupancy of a second individual. Given previous experience, we are looking for someone who does not have any pets. In nine years, we have had three different tenants in the space. They have all been graduate students.
Please note that the space has a small shower. As such, it just so happens that our last three tenants have been small framed women.
We have tons of trails and open space outside the door. The area is peaceful, very safe and very quiet. The space has a strong Internet so fast connectivity is not a problem.
We are located 20 miles west of Boulder. Your commute to Boulder will be of approximately 30 - 40 minutes via Left Hand Canyon Rd. Winter access is excellent via a double lane recently paved road. Given our strong and long winters, you will need an AWD/4WD vehicle to live here. This type of transportation is a must to live up here. The space is located on four acres at 9,250 ft of elevation. Though 90% of us who live in this area of Boulder County work in the City of Boulder (5,318 ft), our town is very different from Boulder. To live up here you need to love winter and be prepared for it. Our winters come with a ton of snow. Nederland is located 15 minutes away via the Peak to Peak Hwy. It has basic amenities including a very nice yoga studio, groceries, breweries, restaurants etc.
Please know that our setting is pretty communal. Though you will have your own quiet space and privacy, we are around the property when we are not working. We operate a construction company and work a ton of hours. The property has outside shared spaces such as decks and a creek. We think the setting is the best of both worlds, living affordably in the heart of the mountains while being surrounded by progressive people who are environmentally minded. The opportunity is great if you are the type of person interested in learning new skills such as being able to build your own place someday. We can show you how to take trees down for firewood and help you develop an overall homesteading skill set. We have been homesteading and building structures for 15 years.
Unlike many other Colorado mountain/rural properties, the cost of utilities will be relatively low. The propane stove used to heat the space is excellent. Windows and door are energy efficient. The space is very sunny. This means that even in the dead of the winter, the building is most of the day in the sun.
We use Nedernet as our Internet provider. Their service is very good.
You will be responsible for propane, electricity and Internet. We provide water and trash services. Please plan for propane to cost about $90/month. Internet price depends on your needs. Electricity runs about $25/month
Please know that our property is a drug-free environment. If you are a tobacco smoker the setup won't work for your needs.
We require two recent references from previous landlords, full time employment/graduate school, a comprehensive background check, first month's rent and a $1,500 deposit.
We are asking people to please meet us in person at the space rather than engaging in multiple calls or emails. We run a pretty hectic schedule.
