The garden path studio is located just a 10 minute walk from the Fallbrook Winery in a more rural, Tuscany like neighborhood, but is only a 10 minute drive from the town and shopping in Fallbrook. All utilities are included and WiFi from the house can be accessed. The studio is in the lower level of a home with a private entrance and bath. Single occupancy. The initial lease will be for 6 months (trial period) and can be renewed annually (with mutual agreement). A fridge and induction counter top stove is present and other counter top appliances may be used. Weekly laundry privileges can be discussed. The renter must have a good credit score. First and last month's rent and security deposit will be due when the lease is signed. The studio shares one wall with a small workshop/office with some activity during business hours. Uncovered parking is available at the front of the house, the private entrance to the studio is at the rear (accessed via a path through the garden). There are two small indoor dogs present on the property (dachshund, and a dachshund mix). Both are friendly and roam the yard off and on. The studio shares walls with the rest of the home. Loud music or other controllable noise at any hour would be a problem. Quiet time is from 9 PM to 6 AM. No smoking/vaping on the property. No overnight guests. No candles or open flame.
