Each Prospective Tenant over the age of 18 must meet all the requirements individually and is subject to a background screening and reference verification including, but not limited to, credit check, criminal history check, employment and income verification, reference verification, bank account verification, and rental history verification.
They must meet and be interviewed by the manager and must submit a separate completed application along with proof of a valid ID.
The unit Total Occupancy has limited residency due to facility restrictions.
Credit Rating of above 700 for each applicant is required.
Each adult must be able to prove that they have a gross yearly income over $40,000. You must submit copies of your last 2 pay stubs, W2 Tax form for last year and banking statement with the application.
Each applicant must have a GOOD CONSTANT SUSTAINABLE WORK HISTORY of over 5 years.
Must provide residence records over the past 5 years. This includes a RECOMMENDATION from your PRESENT manager.
Felonies, evictions, bankruptcies, judgements and criminal records will result in immediate denial.
No Vouchers including Section- 8 are accepted.
There is a NON-REFUNDABLE application fee of $50 (CASH) per EACH Applicant.
The rent is $1,050 per month. A one Year Lease with First and Last Months plus a Security Deposit are mandatory.
Tenants are responsible for ALL utilities and services including gas heat, electric, water, sewer, cable, trash pickup, and snow removal.
No air conditioning in the apartment.
No Smoking on the property.
No Pet or Animals are allowed. For any exceptions, the tenant's needs to provide written documentation from a licensed medical professional stating the health condition of the applicant for which the animal is being used to manage. In approved, other pet agreement restrictions shall apply.
Additional Terms and Conditions are a part of the Lease Agreement.
