PENDING SALE to St. Vincent Hospital. St. Vincent Hospital is the neighbor to the rear and owns the vacant lots on both sides of the house. The lot is 34' x 122'. The new Buyer must have the financial capability to satisfy the City of Toledo Department of Community Development because I received a nuisance order. We had a child in 2018 and I have not had enough time to work on the house. We have spent about $27000 in materials and labor so far, but because of the nuisance violation, we must sell it and take a loss. A developer could get the house plumbed and wired and install kitchens and bathrooms and rent it for $750/month. If the final cost was $42000 and net income was $6000/year then the rate of return would be 14%.
