    I'm a licensed real estate broker in the State of WA and am fine if you have an agent to represent you and I will pay a 2.5% fee to them on the sale of this property, I will expect them to draft the sale contract. This is an "as is" sale, an inspection is fine but no work will be completed for the buyer. Inspection is informational only.
