In 1898 James Joyce went to college, the Spanish-American War began and this Jenkintown Beauty was born. From the kitchen you can stay and cook something wonderful OR go to the deck with a cocktail, OR go to the basement, OR go to the main floor laundry room (no difficult choice there, me thinks). There is a half bath or WC beyond the laundry room. You can enter into the large entertaining room (it's not particularly entertaining, you're the entertaining one or the one entertaining, anyway)(check out the views from this room, specifically through the windows) which leads to the formal living room (jacket required) with a lovely wood burning fireplace. Pillars lead you right back to the foyer (if you can remember that far back). The scrolled main staircase features the most beautiful stained and leaded glass window at the landing and opens to the second-floor hall where 3 (or 4) substantial bedrooms and a large hall bath are found (were they lost?). The Primary bedroom or rather Suite is comprised of a large bedroom (to be expected), a changing room with built-in closets and full-length mirrors, a bathroom with a walk-in shower, and a serene study/library/office/nursery/bedroom/(you get the picture). The third floor is a real third floor, with 3 bedrooms and a full bath. The massive unfinished basement has high ceilings and has been improved with a sump pump and french drain keeping it dry and making it ideal for additional living space. An attached 2-car garage with the coolest sliding doors can be accessed directly from the basement. The current owners have been there for 40 years and have lovingly brought it into the modern world with 3 zone central A/C (High-Velocity 2nd & 3rd FL & Traditional 1st FL so each zone is well served), converting the radiator heat from oil to gas (Cooking fuel is gas as well). They added a massive deck (which feels like a tree house, or lookout tower or deck) overlooking the stunningly gorgeous, terraced, manicured backyard, creating an absolutely wonderful gardenscape ( enough descriptors?). If you've read this entire description you're wasting time. Call your agent and make an appointment immediately before this is lovely lady is gone for another 40 yrs. I guess I should have led with that. (Also sorry there's no actual Batman tie-in, just a cheap attempt at gaining your attention) Jenkintown Borough is about a half square mile with its own highly-rated small school district consisting of Jenkintown Elementary, Middle and High Schools (K-12). It's a wonderful small walkable community with fine restaurants, bars and lots of boutique shops. There are many community events throughout the year (Arts Fest, Summer Music Series, Parades, Santa visits, Chili Cook off, et al) There are many opportunities to volunteer and become part of the community. This home is a short walk to Jenkintown/Wyncote Regional Rail Station, Noble Station, the Elementary, Middle and High schools and Jenkintown Town Square. OFFER DEADLINE. Monday at noon 2022-08-05
