Some folks have been asking for further clarification on the nature of the owner financed deal, so here goes: The owner financed sale is in the form of a "Lease with Option to Buy". Buyer purchases an option on the property which is recorded at the county courthouse, then leases the property for up to two years while they arrange bank financing. (Of course a pre-qualified buyer with bank financing already lined up can simply make an offer to buy the home outright, with no owner financing required.) Since some buyers cannot buy their next home until their current home is sold, (or until they can finish jumping through the hoops needed for a bank loan), we are providing an owner financed sales structure that allows them to avoid those complications. The buyer can move into our home and take their time getting their current home sold, and/or getting qualified for a loan. Buyer will still need to come to the table with a sizable down payment, ($120,000 preferred, but open to slightly less of a down if lease terms make it worthwhile.) An upfront payment of over $120,000 will be looked at with greater favor than one of a smaller amount, a purchase option payment of under $90,000 will not be considered. The monthly lease will be in the neighborhood of $2,890, depending on the amount paid for the option. (Larger option payment reduces the monthly lease amount.)
