Rent may be paid using the Zelle banking application, direct deposit, or check. There is one detached garage parking spot and one driveway parking spot in front of the garage for a maximum of two tenant vehicles allowed on the property. RULES OVERVIEW 1. No animal, pet, or creature of any kind shall be kept or harbored in or about the condo building without written permission of the Landlord. If permission is given by the Landlord, additional animal, pet, or creature rent will be added to the monthly rent. 2. No Smoking or Vaping in Condo building including, but not limited to, front-porch/garage/patio/deck/balcony by Tenant or visitors. 3. No Wires, aerials, antennas for radio or television, or wires, ropes, etc., for clothes drying, etc., shall be installed on the roof, decks, or other parts of the building without written permission of the Landlord. 4. All leaking faucets, toilets, windows, and/or defects or potential defects in the condo or appliances not in good working order shall be reported promptly to the Landlord. 5. Use proper wattage light bulbs in light fixtures. Never exceed the maximum wattage rating of a fixture. 6. No Waterbeds. 7. Tenant, family, and guests shall have due regard for the peace, comfort and enjoyment of other tenants in the building. Musical instruments, radios, television sets, music players, etc, shall be played only during reasonable hours, and at reasonable volumes. 8. No awnings, shades, or rods shall be installed on windows without the written permission of the Landlord. There are existing curtain rods on all windows and the patio door which can be used for your own drapes or curtains. 9. Use only picture hooks, not wall anchors, to hang pictures, mirrors and decorative items on the walls. 10. Television wall-mounts may not be installed without the written permission of the Landlord. If approved, Landlord will install the Tenant's mount. 11. No painting, staining or papering shall be done without the written permission of the Landlord. 12. No signs or placards shall be posted in or about the condo building without written permission of the Landlord. 13. Toilets, sinks, tubs, and showers are to be used only for washing and drying of normal and usual personal and household articles. No cleaning with flammable materials or dyeing of fabrics are permitted. 14. Tenants will comply with all property HOA rules
