Application Screening Process and Fees

+ Income: applicant (or combined applicants) must gross at least 3 times the monthly rent - $2,850/month minimum. Must have 3 years of verifiable income.
+ Must have 2 years of good, verifiable rental history.
+ Upon acceptance, applicant must provide proof of current renter's insurance (if income eligible.)
+ All adults must apply in person with 2 pieces of valid ID (1 must be State-issued photo ID)
+ Tenant maintains yard or pays additional fee.
+ No evictions in last 5 years accepted.
+ No convictions for sex offense, crime against a person, drug related crime, ID theft or check forgery. (Ask for additional information on Screening Policies.)
+ No illegal behavior allowed on premises.
+ Owner inspects duplex regularly and adheres to rental agreement
