This is an older model of a Mobile Home in modest condition. It is cute and cozy! It's perfect for a small family, couple, or single person looking for a quiet, well kept neighborhood. The exterior is newly painted as of 2015 with high quality paint. There is also a small garden patch featured at the front of the house, as well as a small shed for storage. The interior is also newly painted in an American color scheme. Kitchen has new vinyl plank flooring as of January 2015--we will leave behind remnants for touch ups if need be. There is new plumbing in kitchen sink as well. Living room has new carpet as of 2013. (but the hallway and 2 bedrooms have the previous berber carpeting). Bathroom features a full bathtub and showerhead and great condition ceramic tile flooring and tub walls. Although not included, there is an area to hook up a washer and dryer in the bathroom as well. Larger Bedroom offers 4 windows, one of which is currently being replaced. Dimensions are approximately 11x12. Smaller Bedroom is approximately 8'x8' in dimensions. The furnace is in excellent working condition, especially the heating. The AC puts out strong cold air, but needs a replacement of the insulated tubing from the condenser unit to the air ducts to work more efficiently. This is not very expensive but we just opted to use a window cooling unit. Some other minor repairs are needed, mainly for aesthetic quality, but not necessary immediately unless desired. If you are interested, it is required to get approved by the mobile home park (Edgebrook) which includes a credit check and background check. Pets are allowed and must be rabies vaccinated. There is a lot rent fee. We are currently paying $520 which includes sewer/water and garbage. Separate utilities to be paid are gas and electric. It is also required to have home insurance. We have the most basic coverage right now through a local agency and it was approximately $350 a year. Property taxes are only $60 and are usually due around the beginning of the new year. The original owners mortgaged this home for $6,000 and we are hoping to get $4,500 for the home, especially as we have replaced and finished some of the home's negatives, but my husband and I are willing to negotiate flexibly!
